Validating Comments + add t & c checkbox in checkout_pay

Hey,

In the checkout_payment.php page I'd like to make the comments box compulsory input, plus create a checkbox next to the continue button so that customers our forced to agree to the terms and conditons before completing the order. If either one of these fields where not completed when clicking the continue button a warning message would popup requesting the input.

There is a contribution thats similar for this "19 Jul 2002 - terms and conditions agreement". But it is for the confirmation page not payment and as its 2002 it doesn't work. (+ no validation for the comments box).

i think i'm looking for a small piece of javascript and a way to intergrate that into the continue button.
